Overview
Wild Woods Retreat is a nature-based hospitality company serving high-performing professionals seeking recovery from burnout and chronic stress.
The company operates on approximately 30 acres of mixed pasture and forested land in Greeneville, Tennessee.
Wild Woods began with an off-grid geodesic dome, Orion, and a seasonal structure known as the Otter Beach Treehouse. The long-term objective is to build a repeatable, asset-backed model that combines low-overhead lodging, curated retreat experiences, and land-based revenue streams.
The company is currently in an early validation phase, refining operations, pricing, and guest experience before expanding physical infrastructure.
Wild Woods is operational.
Current offerings include:
Orion geodesic dome (launched publicly on Airbnb in early 2026)
Otter Beach Treehouse (seasonal structure)
Private solo retreat stays
Facilitated retreat partnerships launching later this year
Initial guest stays began prior to public listing and have provided early qualitative validation.
Wild Woods currently holds a 5.0 rating across Airbnb and Google reviews. Early guests consistently reference restoration, operational thoughtfulness, and depth of experience.

Public listing on Airbnb began in February 2026. Bookings are underway as the company enters its first full public season.
Two experienced coaches are currently planning a pilot retreat on-site, followed by a larger retreat approximately six months later. The pilot is structured to refine programming, pricing, and logistics prior to scaling group capacity.
Wild Woods generates revenue through multiple, complementary channels:
- Nightly lodging stays (core baseline cash flow)
- Facilitated retreats and cohort-based programming (higher-margin, multi-day experiences)
- Seasonal workshops and land-based educational events
- Incremental expansion through additional lodging infrastructure
The current strategy is to refine systems, pricing, and unit economics on a single property before scaling physical infrastructure.
In addition to private stays, Wild Woods is developing a flagship small-cohort digital detox retreat
format designed for entrepreneurs and knowledge workers seeking structured offline reconnection and nature-based education.
The long-term vision includes measured expansion to 3–5 lodging structures on the existing acreage, enabling increased retreat capacity while maintaining low-density land stewardship. Future growth may include aligned capital partnerships to support additional builds as demand validates.
The 30-acre property provides capacity for incremental expansion.
Phase I centers on validating pricing, occupancy, and retreat programming with the current two lodging structures.
Phase II anticipates expansion to approximately 3–5 total lodging structures on the existing acreage, aligned with infrastructure capacity and long-term land stewardship principles.
Future development may include additional gathering space and seasonal programming infrastructure, implemented through phased capital deployment.
Professional burnout, digital fatigue, and nervous system overload continue to increase across knowledge-based industries. Demand for intentional, nature-based recovery experiences is expanding within the broader wellness and experiential travel sectors.
Knowledge workers and entrepreneurs, in particular, face rising isolation and screen dependency, creating demand for structured, device-free, in-person experiences.
Wild Woods is positioned at the intersection of:
- Regenerative land stewardship
- Off-grid hospitality
- Burnout recovery experiences
- Small-group retreat programming
The company prioritizes depth of experience and operational discipline over rapid expansion.
Wild Woods Retreat was founded by Susan Anderson, a communications strategist, writer, and entrepreneur with experience building and advising mission-driven businesses.
Her background in positioning, narrative strategy, and audience development directly informs guest acquisition, brand clarity, and partnership development. Wild Woods was created in response to a growing need for structured restoration experiences that are grounded, private, and operationally thoughtful.
Wild Woods is women-led and family-operated. Susan works alongside Eric LeClair, who brings more than 25 years of experience in real estate development, construction, and property management. His background supports infrastructure planning, build execution, and long-term asset stewardship.
Together, they are building Wild Woods as a disciplined, asset-backed hospitality platform rooted in land stewardship, operational rigor, and sustainable growth. The long-term objective is to develop Wild Woods into a repeatable retreat model grounded in measurable transformation rather than event volume.
Wild Woods is in an early build-out and validation phase. Capital is currently directed toward infrastructure development, operational refinement, and measured growth.
The company is selectively engaging aligned early-stage investment partners who value disciplined expansion, regenerative land use, and long-term platform development.
